Lot 18
$59,500
$5,938/acre
10.02 acres · 44 Ranch South7 of 9 tracts left · 2 sold in the last 30 days
Come down the county road toward Freer and San Diego and the brush country of Duval County closes in around you, mesquite and huisache running silver-green to the horizon. Then the turn. A dirt ranch road drops off the county road and takes you in, running from the north side of Tract 18 across to the east side, close to 590 ft of established track that lets you drive onto your own ground instead of fighting your way through the cover. This is 10.02 acres of ranch land for sale on 44 Ranch South, and the first thing a buyer notices is that somebody already did the hard work of getting into it.
That matters more than it sounds. Raw brush this thick, huisache and mesquite grown up head-high in places, is a chore to cross on foot. Here you don't have to. A few senderos are already cut through the tract, the shooting lanes and travel roads that a hunter spends his first season carving out. You inherit them. Walk one at dusk and you'll understand why this corner of South Texas built its name on whitetail, quail, and dove. The lanes give the deer somewhere to step out and give you a clean look when they do.
The ground rolls easy, a gentle 17 ft of fall across the whole place, nothing that will fight a set of tires or a foundation. Grass comes up gold between the brush after a rain, and the cover carries the mix that makes this country what it is. Cenizo silvers up when the weather turns. Prickly pear and the odd yucca stand in the openings. There's room to set a blind on a sendero, run a feeder back in the thick stuff, and hunt the edges where the green gives way to the trails.
Duval County is proven country. The rails came through here back in the 1870s and the ranches have been earning their keep ever since, and ground with that kind of history behind it makes a sensible first buy. This is the sister ranch to our 44 Ranch North, same brush, same county, priced so a first place is actually within reach.
Access is deeded and written into the paperwork, not a neighbor's goodwill, and the restrictions stay light, enough to keep commercial outfits off without penning in your own plans. We carry the financing ourselves, with as little as 5% down. Come walk it. Wear boots you don't mind scratching up, follow the senderos back into the middle of the tract, and see where your first season could start.
