About Edwards County land

Rocksprings is the seat of Edwards County, a remote stretch of the Edwards Plateau on the southwestern edge of the Hill Country. Long known as the Angora Goat Capital of the World, its heritage runs through sheep, goat, and cattle ranching. Rocksprings sits about 2½ hours west of San Antonio and roughly 3 hours from Austin, with Camp Wood, Junction, Leakey, Sonora, and Del Rio the nearest towns.

This is high country — elevations from about 1,500 to 2,400 feet bring cooler nights and a semi-arid climate of around 22 inches of rain a year. Limestone hills roll into canyons and dry creek bottoms cloaked in live oak, juniper, and cedar, over the Edwards–Trinity Aquifer and near the headwaters of the Nueces and Llano rivers. Hunting drives much of the local economy: whitetail, free-ranging axis deer and aoudad, turkey, dove, javelina, and hogs. Add famously dark night skies and the Devil's Sinkhole State Natural Area, and the draw is recreation, hunting, and genuine remoteness.

What to know before buying in Edwards County

Owner financing, no bank

We finance Edwards County tracts directly — a down payment and monthly payments to us, with no bank qualification. Down payment, rate, and term are set per tract, so ask for current figures.

Surveyed, with deeded access

Every tract is surveyed with deeded access on graded ranch roads, so boundaries and entry are settled before you buy.

Light restrictions

Sensible restrictions protect value while keeping recreational, hunting, and homestead use open — no heavy HOA-style rules.

Ag & wildlife tax valuation

Much rural land here carries an agricultural or wildlife-management property-tax valuation that keeps annual taxes low. Confirm the current use and exemptions for any tract with the county appraisal district.
