Start with the draw. It carves the middle of Tract 79 from the eastern boundary clear to the western one, better than a third of a mile of dry gravel and pale rock lying under the tallest timber on the property. Rain has to fill it, and when a storm sits over this divide it fills hard and fast, then drains and goes quiet again. We won't sell you water that isn't there. What that drainage does season after season is funnel game through the belly of the tract, and it sets the low line that all 94.08 acres climb away from. You can drive to that draw. A dirt ranch road enters at the northwest corner and bends east through the timber to the eastern boundary, roughly 1,890 ft of it already cut and packed, which is the difference between a weekend of dozer time and just backing a trailer in and unloading. It carries high enough on the shoulder that you can look into the drainage as you pass. It is an existing road and nothing more than that. The deed and the recorded plat govern how you legally get in and out, and we'll put those papers in front of you before you sign anything.
There isn't a bare acre on it. Live oak and shin oak hold the swales, cedar stands thick on the rises, and between them the chalky openings show where limestone breaks the surface and the grass had already turned gold by July. That matters two ways. Siting a cabin here is a matter of picking cedar off a shoulder instead of starting from open pasture, and the canopy is deep enough that a short pull in from your boundary puts you out of sight of anybody. Shade in August is worth real money out here.
The land lifts roughly 160 ft end to end, 2,047 ft at the low crossing and 2,207 ft at the highest shoulder. That is genuine relief for 94 acres. Benches step up off the drainage and any one of them would hold a cabin with the wet-weather bottom below you and timber at your back. Turkey scratch the leaf litter under those oaks, dove cut the openings at dusk, and elk and hogs both range this ranch. Tract 79 is a fair sample of the whole 4,683 acres: rolling terrain, wide valleys, dry creek bottoms. Rocksprings sits a short drive up Highway 55 for fuel, feed and breakfast. Past that turnoff the pavement quits and things get lonesome in the best way.

Wear a stiff-soled boot, because the caliche and the loose rock in that bottom will chew through anything soft. Late fall or early spring is the right time to see it on foot.
