Timber, fence line to fence line. That is what Tract 84 does best, and it is worth being plain about it: this is a shaded, screened 86.31 acres for someone who wants trees in every direction. Alamo Ranch has open benches and bald rises elsewhere on it, but this piece of ranch land for sale in Edwards County carries cedar and live oak on every acre of it, thick enough in the flats that a pickup parked in the timber is out of sight in short order. Rocksprings is a quick drive off Highway 55 and County Road 310, and once you turn in, the trees do the rest.

The seasonal creek is the spine of the tract. It enters at the north fence and threads the middle, north to south, roughly 1,840 ft of drainage with the heaviest timber standing over it. After a hard rain it will carry water and then quit, the way these draws do out here, so don't buy it for the water; buy it for what the water grew. The oaks are biggest in there. Shade in July, a natural travel lane for elk, turkey and hogs, and the easiest going on the whole tract if you follow the bottom instead of fighting the cedar.

From the low end of that draw to the high end, the land picks up roughly 152 ft, climbing from around 1,965 ft to 2,117 ft. You feel that in your legs before you ever read it on paper. The upper benches are rockier and more open underfoot, pale limestone breaking through between the cedars, and that is where most folks would set a cabin: better drainage, better breeze, and the draw sitting below you where the sign collects. What you can actually see from up top depends on the neighboring rises, so get up there and look before you drive a stake.

Some 790 ft of existing dirt ranch road lies over the east part of the tract, which is how a truck gets in without anybody cutting fresh trail through the cedar. Use it as the backbone and branch off of it. Fencing stands on the north and the west, better than a third of the perimeter, though the recorded survey and title govern where the corners truly fall, and how you legally reach the tract is a matter for the deed and plat. We'll go over both with you and show you the road on the east end while we're at it.

Alamo Ranch spreads over 4,683 acres of rolling rises, wide valleys and dry creek bottoms, and the wildlife treats all of it as one piece. Elk, turkey, dove and hogs. The rules here are short and sensible, and nobody is allowed to run a paid outfit anywhere on the ranch, which is a good part of why a timbered tract like this one stays quiet. Power reaches the county road and other points on the ranch; ask us where the lines sit relative to this tract and confirm it for yourself before you plan around it.

The tract is surveyed with its own boundaries and sold on straightforward terms. Owner financing is available on every tract here, and 5 percent up front will start one. Ask us how the agricultural valuation is handled on this ranch, too, since that is the sort of thing worth understanding before you sign rather than after.

Wear boots with a stiff sole. The rock breaks up loose in spots and the cedar will take a swipe at your sleeves. October is the month to see it, when the heat lets go and the timber thins out a bit at eye level. Bring a truck, and we'll take you in on the dirt road at the east end, then start at the north fence and follow the creek line on foot until you've seen what the middle of this tract really holds.
