Come out at first light in October. The air is cool enough for a jacket, the wind hasn't stirred yet, and the whole plateau sits still while the sun works its way up over the brush and burns the chill off the low ground. That's the hour to walk this one. Tract 42 runs 36.04 acres on Brandon Ranch, ranch land for sale out on the open country near Eldorado in Schleicher County, and it doesn't show you everything from the edge so much as open up on you a piece at a time as you get out into the middle of it.
Brush and scrub carry this tract from one side to the other, heavy in spots, thinner in others where you can see your boots and a good ways past them. It isn't manicured country and it was never meant to be. The ground rolls gently, roughly 29 ft of fall from the high side down to the low, and that little bit of shape is worth more than it sounds: you can read where water moves off after a hard rain, and you can pick the rises that sit up out of the bottoms and catch the evening air. Game works cover like this hard. Walk the seams where the brush breaks and you'll find where they travel.
There's an existing dirt ranch road on the ground here, close to 1,900 ft of it, and it reaches across most of the tract. Somebody laid it out that way for a reason. A working road follows the easy ground, so it tells you plainly where the walking is good, where the roll flattens, and how a person would get from one end of 36 acres to the other without fighting the brush the whole way. It's a dirt road, cut by use and weather rather than a blade. Roads in this country come with their own histories and some of them are private, so access is a matter for the deed and the recorded plat, and we'll go through exactly what yours says with you before you sign a thing.
Brandon Ranch is 1,746 acres of that same plateau, and the tracts were cut generous on purpose, with enough ground between them that your evenings stay your own. Boundaries are surveyed. Restrictions are light and mostly aimed at keeping commercial operations off the place, so the quiet you buy here is the quiet you get to keep. Ask us how this tract is taxed and we'll tell you straight, along with what you'd need to confirm on your end for power, water and septic before you make plans. Owner financing is available with as little as 5% down, which is how most folks get their first piece of West Texas.
A few things worth knowing at a glance:
- 36.04 acres on the open plateau near Eldorado, Schleicher County
- Roughly 1,900 ft of existing dirt ranch road across the tract
- Brush and scrub cover throughout, gentle roll of about 29 ft
- Surveyed tract, light restrictions, owner financing available
If you come, wear boots you don't mind scarring and long sleeves, because brush country has opinions about bare arms. Late fall is the best walking, or spring a day or two after a rain when the ground is soft enough to read tracks. Call and we'll meet you out here, follow the old road across the tract, stand on the high side while the sun drops, and put your corners in front of you so you know precisely what you're looking at.
