Start at the southwest corner, where two asphalt ranch roads meet, and take the boundary in order. From there the line traces north along blacktop the whole length of the west side. Turn east at the north corner and you are into the heaviest timber on the place, junipers grown in tight with broad shade trees standing over them. The east line borders that cover. Come back west along the south and it opens into grass, wildflowers and scattered trees all the way to where you started, with asphalt on that side too. That is the shape of these 10.042 acres of ranch land for sale at High Ten Ranch in Kerr County, Texas: shade over one half, open over the other, hard road on two sides.

You won't have to cut a new path to reach the middle of it either. Roughly 670 ft of dirt ranch road crosses the tract, coming in off the west side and leaving at the southeast corner, a trail that has been worn in out there for a while. It is an existing road and nothing more, so the deed and plat govern how you come and go, and we will go over both with you. The terrain leans gently, something on the order of 35 ft of fall from one end to the other. Enough to shed a hard rain. Enough that you can pick a rise, look out over the grass at the far tree line, and not spend your first year fighting a grade.

The north end is where the shade lives. Junipers grow thick in there with mature hardwoods scattered among them, the sort of cover that holds cool air in August and holds wildlife the rest of the year, and you will find tracks along its edge where animals step out to feed in the evening. The south and west of the tract are the other story entirely: bunchgrass in clumps, caliche showing white in patches, coreopsis and red firewheel coloring the openings by June. Grass will brush your knees in a wet year. If you want more room out of the timbered side, you would be thinning junipers rather than starting from a solid wall of brush, and the hardwoods worth keeping are obvious at a glance.

High Ten Ranch covers 259 acres off Ranch Road 479, a short hook off I-10, and the whole place is limestone in the western reach of the county: thin soil, gentle rises, juniper breaks, and motts of hardwood where the dirt gets deeper. Owners turn in at a stone gated entry right off the highway and stay on asphalt from there. The land around here is worked in big pieces. With I-10 that near, errands are a straight shot in either direction, which matters more than people expect once they start hauling lumber and feed.

Every tract on this ranch was surveyed before it was offered, and Tract 20 is 10.042 acres of that survey, with restrictions that stay light enough to be practical. We will hand you the recorded set so you can read them yourself before you sign anything. Power was carried along these roads when the asphalt went in, and we will point out the nearest pole from the boundary and put you in touch on service details so you can confirm what a hookup takes. Owner financing is available here, starting at 5% at signing, which is how most folks step into a place like this without waiting on a bank.

June is the month to come see it, when the flowers are up and the grass has green at the base. Wear boots you don't mind scratching, because the north timber is honest brush and not a park. Meet us at the southwest corner where the two roads cross. We will take the dirt trail across to the southeast corner, back out into the openings, and stop wherever the rise looks right to you.
