Some country sells itself with big oaks and a creek. This isn't that, and it doesn't pretend to be. Tract 47 at Langtry West Ranch is 166.14 acres of honest western Val Verde County desert, pale caliche ground carrying low brush, cenizo, prickly pear and sotol, the kind of ranch land for sale that asks you to bring your own water, your own shade and your own plan. What you get in return is room. A buyer looking for simple ground with nothing on it to tear out or work around will understand this place in about ten minutes of walking it.
The ground is the feature here. It rises about 140 ft across the tract, roughly 1,563 to 1,703 ft, and that relief is what keeps the place from being a flat table of brush. The high ground sits west and north. From up there the land rolls off south and southeast into a shallow brushy draw where the cover thickens and goes darker green, the way it always does in this country where runoff collects. Those draws are where the deer and javelina move. They're also where you go looking on foot when the July sun is off the ground and the shadows get long enough to make the terrain legible. Walk the rim above the draw in the late afternoon and you'll see the shape of the whole tract at once.
An existing dirt ranch road, roughly 250 ft of it, runs on the tract toward the east part. That's a place to start, not a finished road system, and it's the natural spine for whatever else you cut with a dozer or a set of tires over a few years. Deeded access is governed by the plat and the deed, so come sit down with us and we'll go through exactly how you get in and out. The rise on the west side is the natural high spot for a camp or a container or eventually something more permanent, though anything you build out here means a well, a tank, solar and a septic plan, and we'd rather you price all of that out honestly before you buy than be surprised after.
Langtry country has its own history and it isn't shy about it. Judge Roy Bean held court from the Jersey Lilly in Langtry for the better part of two decades and called himself the Law West of the Pecos, and when prizefighting was outlawed in Texas he simply moved the 1896 heavyweight title fight onto a Rio Grande sandbar below the bluffs, out past where the Rangers could reach it. Fitzsimmons finished Maher in 95 seconds. The rebuilt saloon still stands in town, state owned since 1934. Del Rio is the town of size in this part of the world. Between here and there, the Pecos River region does what it has always done, which is stay empty and lonesome and wide open in every direction.
The tract is surveyed, the restrictions are light ones written mostly to keep commercial operations out, and much of this country carries ag or wildlife valuation. Ask us how that works on this tract before you close. We finance every acre of Langtry West ourselves, with as little as 5% down, and the full terms sit right beside this description so you can run your own numbers.
Wear boots you don't mind scarring on limestone and bring more water than you think you need. Late fall through early spring is the honest time to walk 166.14 acres out here, and we'll take you up on the west high ground first, then down the road on the east side, then into the draw so you can see the cover for yourself. Call us about Langtry West Tract 47 and we'll meet you at the gate.
