The region running nine miles up from Brady is some of the most honest ranch land in the state, gently rolling hardwood hollows and open pasture that mark the very heart of Texas. This stretch of the Hill Country transition zone holds a little of everything: live oak and post oak, mesquite, elm, and the kind of scenic draws that gave the ranch its name. Whitetail deer, Rio Grande gobblers, dove and quail all work this ground. Now bring your eye down to one piece of it. Tract 40 at the ranch is 16.33 acres of Texas ranch land for sale in the geographic center of the state, and it earns its keep with water and easy terrain.

Cow Creek runs across roughly 300 ft of the tract toward the east part, and on the day I last stood there it was carrying water. That creek bed is where the deer and turkey will thread through in the cool of the morning. Creeks in this country run with the seasons, so I won't tell you what it does in August, but I'll say this: walk it with us and you can read the banks for yourself.

The northeast corner is where the land really shows its bones. A well-built water gap stands there, and the whole north line is fenced with 4 ft net wire topped with a strand of barbed. That's a stock fence built by somebody who meant it to last. Bear in mind the survey and title work govern where the true boundary falls, not the wire, and we'll show you the pins when you come out.

Getting onto the place is simple. The entrance is at the southwest corner, where the tract joins the new ranch road, and electric runs along that road as well. Power should be an easy hookup for anyone who wants to build a cabin or set an RV under the oaks for weekend camping. Confirm the service details with us and the co-op, but the line is right there at your door.

Across the north end an existing dirt ranch road runs east to west along the fenceline, better than a quarter mile of it. It's a handy trail for moving around the property, so we'll go over exactly what's yours on the day.

The ground itself is forgiving. There's only a couple feet of fall from one side to the other, so this is level, sensible land to work with, no fighting the terrain to find a pad or run a fence. One of our smaller and more affordable tracts, and a pretty one.

Bring boots that can take a little creek mud, and come after a good rain if you want to see Cow Creek at its best. We'll walk the water gap, follow the north fence, and show you where the drive comes in off the new road. Owner financing is available with as little as 5% down.
