Start at the caliche. Fresh graded and pale in the sun, it wraps this 15.33-acre tract on three sides, west, then east, and finally the full run of the southern boundary. Most tracts give you one way in. This one hands you a choice of frontage on nearly every edge, and that changes how you think about a homesite, a barn, or where the gate wants to go. Power lines follow the whole southern boundary. Easy to set a pad, run a lane, or turn a mower without fighting the terrain. An existing dirt road already tracks through the south part of the property, better than 700 ft of it, worn in and ready to follow when you want to get back in there without cutting anything new.

This is classic Central Texas transition country, gently rolling pasture and hardwood-lined hollows, live oak and post oak and mesquite scattered through native grass. Rio Grande turkey work these draws in spring. Whitetail move through at dusk, and dove and quail hold in the mix of grass and brush. The seclusion is real out here, even with town close enough for feed, fuel, and a hardware run.
