The heart of Texas isn't a figure of speech out here. It's a designation this stretch of McCulloch County carries in earnest, sitting where the rolling Hill Country begins to soften into productive Central Texas rangeland. This is real ranching territory, the kind of place where the land still tells you what it wants to be. Tract 66 at Lohn Hollow Ranch is 13.49 acres of ranch land for sale in this corner of the state, and it makes its case with water and cover rather than with a headline feature you can see from the gate.

Walk it and you'll understand quick. The tract is long and narrow, and a creek threads across it from the northern reach down to the southwestern corner, a course of roughly 740 ft that shapes the whole feel of the place. Two shorter draws feed into the picture as well, one bending toward the western portion and another dropping down the western side, top to bottom. These beds carry water in season. We won't tell you they hold it all year, because in this county they don't, but they set the low ground where the deer travel and where the good green trees have taken root.

A small pond sits on the tract too. Modest, not grand. But water on a place like this draws game the way nothing else does, and it gives you a spot to stand of an evening and watch what steps out.

Here's what stuck with me most. The trees are spread wide enough that you can move an ATV or a truck through them without fighting brush, yet the cover is thick enough that a mature buck can bed down and you might never know he's on the property until you catch him slipping across a draw at last light. That balance is hard to find. Too open and the deer keep moving; too thick and you can't get around your own land. Tract 66 threads it.

The ground is nearly flat, only around 6 ft of fall corner to corner, which makes it easy to walk and easy to picture a homesite on the higher, drier reaches away from the creek beds. An existing dirt ranch road, roughly 1,210 ft of it, already runs across the northern portion, so you've got a way in and around without cutting new trail from scratch. Wildlife is the real dividend here. This ranch carries a strong population of whitetail, Rio Grande gobblers, dove and quail, and hogs enough to keep a rifle busy. The restrictions on the place are kept purposefully thin, with no commercial operations allowed, so the land stays as a genuine recreational and family holding rather than something carved up and worked over.

Ownership is straightforward. The tract is sold as a surveyed piece with the boundary set by the recorded plat and title work, and owner financing is available with as little as 5% down, which is how a good many folks step into a place like this.
