The grade lifts as you cross this tract. From one end to the other you gain 67 ft or so, climbing from around 2,177 up toward 2,244, and the pull of it tells you where a home might one day sit, up on the higher part of these 14.98 acres. Tract 1-C is X-E Ranch land for sale in Kimble County, the live oak country west of Junction, and it wears its history plain. A whitetail breeder operation once worked this ground for heavy-antlered bucks, and you can read that story in the wire.

That's the thing you'll remember. Three sides carry tall game fence, put up to hold big deer, and it changes what this small tract can be. The wire wraps the west, north, and southern lines. One line was left open. If you've got a knack for building your own fence, you close it yourself and have a game pasture of your own. Buy a neighbor or two and the tall fence joins up into a working high-fenced spread. Either way, most of the hard part is already standing.

Water moves off this ground in seasonal draws when the rains come. One cuts a stretch of maybe 290 ft toward the north part, another wanders some 360 ft over toward the east, and a shorter one, near 190 ft, works the northwest corner where the timber gathers. Those draws are where the game beds and travels. A third of the tract holds trees, with the heaviest live oak cover shading that same northwest corner. Shade, a low spot for water to run, and the rise above it. That's a lot packed into a small piece.

The shape is worth knowing before you drive out. This one lies long and slender, better than two and a half times its width, so the rise you climb carries you the length of it rather than straight up a wall. It reads bigger on foot than the acreage suggests, and the changing grade gives you real choices about where to point a porch.

A word on the practical end. The tract is sold as a surveyed piece with its own recorded boundary, and while wire wraps three sides, the survey and the title work settle exactly where those lines fall, so we'll go over that with you. Restrictions here are light, no commercial use, room to build a home or set up a getaway. Owner financing rides along with the land, as little as 5% down.

Wear boots that are good in a cactus if you can. We'll show you where the draws run, where the oaks throw their shade, and which corner of the rise we'd build on ourselves.
