This is hunting ground first, and there's no dressing it up as anything else. Tract 23 on 44 Ranch South runs 10.15 acres of Duval County brush country, the kind of ranch land for sale that a first time buyer can actually get his arms around. Mesquite and huisache grow thick across it, packed in tight with thorn and low cover. That density is the whole point. Brush like this is where the big deer live, and a hunter who walks it will see right away what he's looking at.

The cover here does the work. Thick mesquite, huisache running between it, yucca standing up out of the low stuff, and the pale silver-green of the guajillo and blackbrush that carpets this corner of South Texas. Deer bed in country this heavy and move through it at first and last light. Quail hold in it. Dove work the openings. A man who knows how to read brush will find the trails and the pinch points without much trouble, and this tract gives him plenty of both.

The ground rolls easy, with about 25 ft of fall from one side to the other. Nothing steep. Just enough shape to give you a little rise to sit on and a low draw where the game funnels through. You'll want to clear a spot for a stand or a blind and let the rest grow the way it wants to. This is country that rewards patience more than a bulldozer.

The wider ranch sits in the Freer and San Diego country, brush that built its name on quail, dove, and whitetail long before any of us got here. The rail line came through in 1879 and this ground has been earning its keep ever since. Access to the tract is deeded, written into the paperwork rather than left to a handshake, and the restrictions stay light. Enough to keep commercial operations out, not enough to box in what you want to do with your own place.
