The turn is the part people remember. You leave Hwy 55, pick up County Road 310, the pavement quits somewhere behind you, and the caliche goes bright white under the tires while cedar crowds the shoulders on both flanks. Then it opens. What opens is Tract 48, 42.43 acres of ranch land for sale on Alamo Ranch in Edwards County, Texas, a broad limestone bench with graded ranch road bending in at the northeast corner and live oak mottes set over the rest of it like somebody planted them on purpose. In dry weather you can get there in a pickup without ever touching low range.
Step out of the truck. The first thing you notice is how far you can see through it, since this is open, rocky footing, thin caliche soils over limestone, tan grass by July and prickly pear tucked in the rubble. The rise over the tract is roughly 76 ft, from 2,158 ft at the low end up to 2,234 ft, and it happens gradually enough that a ranch road could reach nearly any corner of it without a cut. The high shoulder is the obvious spot for a cabin and a water tank. Confirm septic and site conditions with the county before you settle on it.
Two draws give the tract its drainage. One cuts roughly 860 ft through the western portion, the other picks up in the middle and falls off to the southwest corner, and neither one carries water except when the sky truly opens over this stretch of limestone. Dry most of the year, and useful anyway. The oak follows those low lines, the game trails follow the oak, and if you sit quiet in the last hour of daylight, that southwest corner is where you'll catch something traveling. We'll cross both draws on foot with you so you can read for yourself what the water does after a hard rain.
Shade concentrates from the middle of the tract out to the southeast corner, where the oaks tighten into real canopy and the rock stays cooler than the open bench. That is your July afternoon. Through the northeast corner the growth turns to low scrub, thick enough to screen a camper or a set of pens from the ranch road, and open enough that you could push a lane through it in a weekend with a chainsaw and a strong back. Everything between stays honest and walkable, which matters when you are laying out where the drive comes in and where you want to sit at dusk.
The ranch itself is 4,683 acres of rolling terrain, wide valleys and dry creek bottoms, and Tract 48 sits on the high, open part of it. Elk, turkey and dove all use this ranch, and the tracks pressed into damp caliche will tell you plenty about what passed through in the night. Evenings out here go still in a way that surprises folks from town, heat lifting off the rock, the horizon stacking up hazy blue past the last motte of oak.
The tract is surveyed, and access is set out in the deed and plat, both of which we'll put in your hands before you sign a thing. Deed rules are kept minimal, and paid guided operations aren't permitted, so what happens on your 42 acres is your own business. Power follows the main ranch corridor and reaches several points on the property; ask us where the line sits in relation to Tract 48, then confirm the details with the co-op. Owner financing is offered on every tract here, and 5% is enough to get started. Ask us how the tax valuation is handled while you're at it.
Wear boots with a stiff sole, because this limestone chews up soft ones. October or early spring is the right time to look it over, when you can stay out until the sun is gone without cooking. Call and we'll meet you where County Road 310 meets the ranch road, drive the caliche to the fork at the northeast corner, and finish on foot through the oaks to where the two draws pinch together.
