The ground here sits nearly flat, and that is the first thing to understand about this 13.86 acre tract at Quail Run Ranch. This tract is hunted, and it shows. Two hunting stands sit on the west side, set back about 380 feet in off the southeast. What the stands tell you plainly is that somebody has read this ground for birds and picked their sightlines already. You are not starting from a blank slate.

A few things about the neighborhood are worth naming straight, because you will notice them the first time you stand out here. An active rail line runs about 1,060 feet off the north side, and there is a rail crossing off to the west and a working quarry off to the east, both a good ways out. This is country with things happening around its edges. Come walk it at the time of day you would actually hunt, and you will hear for yourself what the place sounds like before you ever make an offer.

The tract is surveyed, with your lines set on the ground and your access deeded on the ranch roads, so you know what you own and how you reach it before you sign a thing.
