What the VLB checks, and how these tracts measure up

From the VLB's land loan page as of Oct 26, 2026. The VLB's own appraisal and title review are the final word on any tract.

  • At least 1 acre

Every tract here is 1 acre or more; most run 10 to 50. Surveyed, so the acreage on the page is the acreage on the deed.

  • Wholly in Texas

Every ranch we sell is in Texas.

  • Legal, usable access to a public road

Every tract is sold with deeded access over the ranch's graded roads out to a public road. The VLB confirms the recorded access and road width in its review.

  • A sealed survey

Each tract has a surveyor's sealed field notes or a recorded plat. We send them to the VLB with the contract.

  • Not zoned commercial

Rural ranch land in counties with no zoning.

  • Price inside the $200,000 cap

Every tract on this page is $210,526 or less, so the cap covers it with 5% down. Pricier tracts work with more down or the $275,000 two-spouse cap; ask.

Frequently asked

Who qualifies for a VLB land loan?
Someone 18 or older, a bona fide Texas resident on the day they apply, and one of: on active duty, in the Texas National Guard, a reservist with 20 qualifying years, or a veteran with at least 90 days of active duty (fewer if discharged early for a service-connected disability). The discharge has to be honorable, general or medical. A surviving spouse of a veteran missing in action, or whose death was service connected, also qualifies. The VLB decides, not us: the full rules and the application are at glo.texas.gov, 800-252-8387.
What are the VLB's terms right now?
Up to $200,000 ($275,000 when two eligible spouses buy one tract together), 5% down minimum, 30 years at a fixed rate, the VLB's posted rate (7.25% as of Oct 26, 2026, subject to change), a $325 appraisal and contract fee after you apply, and no prepayment penalty. The loan can be assumed after 3 years. The land can't be land you or your spouse owned in the last 3 years.
How does it work with Guadalupe Ranch Co.?
You pick the tract, we write the contract and send the survey, the VLB appraises it and reviews title and access, and at closing the VLB funds the purchase. Your monthly payment goes to the VLB, not to us. If the price runs over the VLB's appraisal, the difference is paid at closing. Plan on the VLB's timeline, which is longer than our in-house close.
How are the payments on this page figured?
5% down, the balance at the VLB's posted rate (7.25%) over 30 years. Taxes and the VLB's fees are extra; the VLB sets the final terms. All 21 tracts on this page are priced at $210,526 or less, so the cap covers them with the minimum down; a pricier tract works with more down or the $275,000 two-spouse cap. Ask us.
What if I'd rather not go through the VLB?
We owner-finance every tract in-house, as little as 5% down and no bank, and veterans get our better rate column at any price (tick the veteran box on a tract's estimator). Faster close, no state application.
Is Guadalupe Ranch Co. part of the VLB?
No. We're an independent seller, not affiliated with the Texas Veterans Land Board or the General Land Office. The program facts on this page are from the VLB's own land loan page as of Oct 26, 2026; the VLB's current rules govern.
